When buyers are a partner in choosing a home’s location, floorplan and finishes, meeting their expectations and delivering a quality product is automatic.
At Woodside Homes, “Better by Design” is the motto and it shows. Visit www.woodside-homes.com or any of its 56 communities in five states and it’s easy to understand why homeowners are pleased with their purchase.
“There’s no secret sauce in today’s world, says Joel Shine, CEO of Woodside Homes. “It’s just doing everything a little bit better than we used to. We’re focused on our product. We’re focused on our pricing strategies. We’re focused on our sales and marketing strategies.”
Woodside was founded in 1977 in Salt Lake City. Outstanding service was a goal from the beginning. By focusing on building one quality home at a time, Woodside has grown to become one of the nation’s top 25 home builders. Woodside Homes has built more than 25,000 new homes and is currently building in Arizona, Northern, Central and Southern California, Nevada, Texas and Utah.
Woodside builds homes from about 1,600 to 4,000 square feet. Prices start in the low $100s.
“We have put a lot of energy into making the sales experience a little more fun and a little less daunting,” Joel says. “The industry has made it difficult to buy a house, which is a funny thing to do when you are trying to sell houses.”
“Go and try to buy a house and see how much paperwork you have to go through; and you get sent off to some design center where you have 75 types of flooring to choose from… you’re given reams of disclosures and disclaimers you have to sign. We’re trying to streamline that and fix what we can fix,” Joel says.
One of the places Woodside Homes has invested is its new website. In markets where Woodside is building, there are many choices for community, lot and floorplan. Customers create a notebook on-line that helps them track what they would like to have in a new home.
Each community has general information about the location and a list of standard floorplans available. Floorplans can be printed or downloaded, along with an eBrochure. Forwarding the information to another person is easy; and almost every floorplan offers several options to match a families needs.
If buyers likes a particular home, they can add it to their notebook.
The Woodside website also has direct links to lenders, mortgage calculators and links to real estate agents.
The Website also has a “Buy vs Rent” calculator and a “Why Buy New” section that highlights the advantages of building a new home, including:
- Low maintenance for many years
- Energy efficiency that meets today’s strict standards and saves on utility costs
- Modern appliances with state-of-the-art features
- A blank canvas for your own decorating ideas
- A new-home warranty
Joel says that while the warranty is an important part of the home buying experience; in a down market, being able to offer a third-party warranty is a tremendous benefit to homebuyers.
“Bonded Builders has been helpful in terms of giving buyers peace of mind. For a lot of homebuyers, seeing a third-party warranty is a comfort.”
